1.) Paint Your Door: Painting the front door gives the front of your house a fresh, new look in an afternoon. Materials, including painter’s tape, paint brushes, primer and paint, should run well under $100. Just make sure the color you pick is approved by your HOA if you have one in your community.

2.) Invest in a Pressure Washer: With a pressure washer, you can strip the dust, dirt and grime off your home and pathways from the wear and tear of winter weather. It’s a great way to make your home look new again, especially the windows. Not interested in buying a pressure washer? Consider renting one from your local hardware store.

3.) Update Your Light Fixtures: If the light fixtures that came with your home look like something from the early 90’s era, consider updated them for a fresh look that’s guaranteed to brighten your home. Keep an eye out for less costly pendant lights and lanterns to hang over a kitchen table or spruce up a hallway.

4.) Add a firepit: Whether you want to warm up around the fire and chat with friends or recreate the camp experience by making smores with your family, adding a firepit to your backyard is a great upgrade that will provide a great resource for entertaining. You can make a fire pit in your backyard with simple pavers or bricks or buy a tasteful one from Amazon to compliment your poolside patio. Depending on the style, a firepit can make a really nice focal point for your backyard.

5.) Dress Up Your Furniture: Buying a whole new sofa set will run you well over a $100. But you can always give your old couches new life by pulling a slipcover over it. These days, it’s easy to find an inexpensive and fashionable slipcover. You might even have enough change left over to buy some fun new accent pillows.

  3. Repair and improve: Your home’s curb appeal is very important! Think about painting the front door and replacing the hardware. Do you have out dated or damaged light fixtures or appliances? Now would be the time to watch for sales on these items. Don’t forget to clean the windows and screens. RE/MAX National Housing Report for December 2018 

December’s declining home sales and growing inventory solidified 2018 as the year the red-hot seller’s market moved toward a balanced market. Price growth also moderated, though December was the 33rd consecutive month of year-over-year increases in home prices, according to the RE/MAX National Housing Report, which includes fifty-three metro areas.

December’s year-over-year decline in home sales of 12.1 percent set a December record in the 10-year history of the report and also marked the fifth consecutive month that home sales were lower than 2017.  December was 2018’s 10th month of year-over-year declines in home sales with only April and July topping 2017 sales.

Most telling was December’s 4.6 percent growth in inventory, which was also a report record. December’s year-over-year inventory increase marked the third consecutive month of growth – a trend reversing a decade-long streak of year-over-year inventory declines.

“December’s inventory gain, continuing the three-month growth trend, is welcome news,” said RE/MAX CEO Adam Contos. “The market remains choppy and there’s still a long way to go, but these gains represent steps toward a balanced market, which in the long run is healthy for both buyers and sellers.”

While fifty-four Days on Market was a record low for December sold listings, the 4.1 Months Supply of Inventory was higher than December 2017’s 3.7 months and ahead of November 2018’s 3.9 months supply. Home buyers paid record amounts throughout 2018 as prices grew year-over-year in every month last year, led by June’s Median Sold Price of $258,500 – an all-time report high. Even so, December’s year-over-year increase of 2.1% was 2018’s smallest, and far lower than the 8.1 percent price growth from December 2016 to December 2017.

“Home sales have cooled, especially during the second half of 2018, but that was inevitable given the strong seller’s market that has persisted for nearly a decade,” Contos said. “We believe sales activity can pick back up if the pace of price escalation continues to moderate, interest rates tick further downward, and wage growth continues.”

Of the fifty-three metro areas surveyed in December 2018, the overall average number of home sales is down -8.5 percent compared to November 2018, and down -12.1 percent compared to December 2017. None of the fifty-three metro areas experienced an increase in sales year-over-year. In December 2018, the median of all fifty-three metro Median Sales Prices was $240,000, up 2.1 percent from November 2018, and up +2.1 percent from December 2017. The average Days on Market for homes sold in December 2018 was fifty-four, up three days from the average in November 2018, and down three days from the December 2017 average.

Natural Disasters Hit Real Estate Hard in 2018

 Natural disasters struck the United States with a vengeance in 2018, as floods, wildfires, and hurricanes damaged thousands of homes and businesses. Eleven events in 2018—the third year in a row with an above-average number of catastrophes—led to $11 billion or more in residential and commercial losses, according to the newly released Natural Hazard Report from CoreLogic.

“In 2018, the U.S. continued to experience damaging weather and natural catastrophes in high exposure areas, and in some instances, in regions that had been impacted in less than a year prior,” says Howard Botts, chief scientist at CoreLogic. “Hazards will always pose a threat to homes and businesses and knowing exactly what that risk entails is critical in helping ensure sufficient protection from the financial catastrophes that so often follow natural disasters.”

In 2018, there were more than 1,600 significant flood events in the U.S. Residential and commercial flood damage in North Carolina, South Carolina, and Virginia from Hurricane Florence caused up to $28.5 billion in damages. Eighty-five percent of the residential flooding losses were not covered by insurance, the report showed. Texas, Maryland, and Wisconsin also saw 1,000-year floods last year, with some in areas that had experienced 1,000-year floods less than two years before.

Nationwide, 6 percent of properties are within the Special Flood Hazard Areas. But only about one-third of those properties have flood insurance policies.

In 2018, the Atlantic hurricane season had 15 named storms, including eight that became hurricanes. Hurricane Florence (Category 1) and Michael (Category 4) caused massive damage when they struck the U.S. About 700,000 residential and commercial properties saw catastrophic flooding and wind damage from Hurricane Florence. Michael struck the Florida Panhandle and caused up to $4 billion in residential and commercial insured losses from the wind and storm surge, according to CoreLogic’s report.

Unprecedented wildfires also wiped out real estate in 2018. “The number of acres that burned in 2018 is the eighth highest in U.S. history,” as reported through Nov. 30, 2018, according to CoreLogic. Eleven western states saw at least one wildfire that burned more than 50,000 acres. California and Oregon saw the most.

Northern California’s Camp Fire in November 2018 turned nearly the entire city of Paradise into ash. More than 18,000 homes and businesses were damaged. The Woolsey wildfire in Malibu destroyed more than 1,600 structures. These two wildfires alone caused up to $19 billion in total insured and uninsured losses, CoreLogic estimates.

The Hottest Paint Colors of 2019

Living Coral: Paint company Pantone announced “Living Coral” as its 2019 Color of the Year. The orange shade with golden undertones embodies “warmth and comfort,” Pantone says. “Living Coral easily delivers a graphic pop to a space,” says Rebecca Snowden, an interior style adviser at Furniture Choice. “Introducing it through small elements will brighten up a room, creating a sense of coziness that’s also fresh and chic.” For example, the energetic tone can liven up cushions, throws, and rugs in a living room. In a dining area, color blocked plates and coasters in the peachy hue may add some spark to a table arrangement, she says. Blueprint: Behr has gone blue with its top color choice for the new year. Blueprint is a mid-tone blue that is described as warmer than denim but softer than navy. Behr is embracing a full range of blue, teal, and grays as key color choices in 2019. “Layer light and dark blues on walls, cabinets, furniture, and decor for impactful results,” Behr says.

Cavern Clay: Sherwin-Williams has picked a warm terra-cotta color called Cavern Clay as its 2019 Color of the Year. The color embodies an American Southwest, modern desert aesthetic. “This warm, earthy hue is both casual and refined,” Sherwin-Williams says. “It can be the backdrop of a playful, welcoming dining room or kitchen when paired with bright tiles, warm stone, and sculptural greenery.” It also compliments materials like leather and woodgrains.

Metropolitan Gray: Benjamin Moore expects the gray trend to continue in the new year, which is shown through its neutral pick with Metropolitan Gray. “It’s a color in the neutral spectrum that references a contemplative state of mind and design,” says Ellen O’Neill, Benjamin Moore’s director of strategic design intelligence. “Not arresting nor aggressive, this understated yet glamorous gray creates a soothing, impactful common ground.”

5 Tips to Will Help Your Successfully Buy a Home 

If your New Year’s resolutions include buying a home in 2019, there are a few things you should know before you hit the streets. Here are five tips to help you successfully buy a home.

  1. Have a plan: Do your research and homework before you go into the market place to shop for a home. Pull your credit report, review your finances and make a list of requirements you need in your home. Research areas, schools, builders, square footage and floor plan options. Having a plan will help you stay on track with the goal of buying a home.

  2. Know your budget: After you have reviewed your finances and your credit report, it is a must that you speak to a qualified loan officer – unless you plan to pay cash. Getting approved for your home loan first, will help you set a budget that you can search within. You would not want to fall in love with a house that is out of your affordable price range nor would you want to make an offer on a home you could not qualify to buy.

  3. Save for your down payment: We’ve all heard the saying, “Cash is King” – if you need a home loan, being approved with a reputable mortgage company and having a strong down payment, will increase your negotiating ability. A larger down payment is favorable for both the seller and the mortgage company. An FHA loan requires a borrower to have at least 3.5 percent for a down payment, while conventional loans maybe 5 to 20 percent down. The more money you have saved for a down payment, the stronger your negotiating power.

  4. Minimize your demands: In our demanding inventory conditions today, home buyers need to practice the other F word – flexibility. When making an offer, try to minimize your demands or contingencies. Be flexible with your closing date for example – the more you are willing to work with the seller, the better your chances are for getting your offer accepted.

  5. Tell your story: If you are faced with a multiple offer situation, adding a personal touch might be what sets you apart from the others. If possible, try to meet the seller. A face with a name will build a rapport. You may also consider writing a letter to the seller; explain why you want to purchase their home or why they should accept your offer. If possible, ask your agent to present your offer and letter in person to the seller.

3 Easy New Year’s Resolutions for your Home

It’s the time of year when everyone reflects on the past year and creates a list of New Year’s resolutions. The most popular resolutions are typically: to lose weight, to save money, to spend more time with family, but how often do we include New Year’s resolutions for our home? As your sanctuary, doing things to make your home more peaceful and stress free is a resolution that can help improve the quality of your life all year round. Here are 3 simple New Year’s resolutions for your home that you can actually stick to!

1.) Safety Check: The New Year is the perfect time to do a safety check around your house to make sure there aren’t any hazards that could harm you or your guests. That includes making long overdue repairs (pipes leaking water on the floor mean slipping hazards so don’t delay!), checking your house for radon, carbon monoxide, and replacing the batteries in your smoke detectors.

2.) Pare Down: With all the excess of gifts over the holidays, you may have found that more things came into your home than out. But in the spirit of cutting clutter, set up an “out with the old, in with the new” system. Every time something new comes in, something old goes out. That counts for everything, from books to clothes to gadgets. The more stuff that comes in, the more stuff that accumulates and needs to be organized. Go room-by-room eliminating anything old that you don’t use or absolutely love and donate it to a worthy charity. Less mess means less stress!

3.) Store More: We’ve all heard the term “a place for everything and everything in its place.” The same simple principle we tell our children in regard to putting their toys away should apply to us adults as well! Creating designated storage space for messy mayhem makers like mail, cords, and shoes can help keep the “unsightlies” out of sight and give you a place to stash stuff easily. There are literally hundreds of creative storage options from behind the door hangers to under the bed storage bins to vertical shelving corner niches. Thinking outside the box and repurposing one storage item to serve the needs of another is a life saver. Over the door shoe organizers can do more than hold shoes. They make handy holders for everything from jewelry and makeup and more in a bathroom.

Years of shrinking inventory gave way in November to a second consecutive month of year-over-year growth in the number of homes for sale, according to the RE/MAX National Housing Report. The apparent reason: Home sales declined for the fourth consecutive month when compared to the same months in 2017. Even so, home prices remained strong.

Across the 53 metro areas surveyed, inventory rose 3.0 percent – the highest monthly year-over-year gain in the 10-year history of the report, following October’s 1.0 percent increase that ended a streak of 119 months of year-over-year declines dating back to November 2008. The Months Supply of Inventory rose to 3.9, the highest for any month since 4.2 in December 2016.

November home sales, meanwhile, declined 6.9 percent, which was the second-largest year-over-year decline of 2018 and the biggest year-over-year sales decline for November in five years. This year only April and July sales exceeded 2017 totals for the corresponding months.

“The road to market normalization can be bumpy,” said RE/MAX CEO Adam Contos. “It’s good to see the small uptick in inventory, and the drop in November sales isn’t too surprising – given the recent trends, the mid-term elections, and the earlier-than-usual Thanksgiving holiday. As we near year-end, three main themes appear clear – buyers are grappling with affordability issues and tight inventory; sellers are unsure how to react to the cooling market; and homes priced properly are still selling rather quickly. All three underscore the fact that the guidance of a professional agent is even more critical in times like these.”

November’s Median Sales Price of $235,000 was 4.0 percent higher than November 2017 and was the highest November price in the report’s history. It marked the 32nd consecutive month of year over-year price increases. Comparing the first 11 months of 2018 to 2017, home prices are up 6.0 percent. Even with declining sales, homes sold at record speed for November. Homes spent an average of 51 Days on Market, compared to the previous November low of 54 days set last year.
