Noon Year’s Eve at the Phoenix Zoo 

This year the Phoenix Zoo is hosting a New Year’s Eve celebration that comes twelve hours early! The Noon Year’s Eve, is a fun-packed party for the whole family starting at 9am until 12noon on Saturday, December 31st, 2016.

The Noon Year’s Eve at the Phoenix Zoo will include:

  • Live music, dancing, games and prizes
  • 30 tons of snow
  • Snowball targets
  • Countdown to noon ball drop with a cider or juice toast

This will also be the last opportunity to view the Nature Connects®: Art with LEGO® Bricks. This is an award-winning, record-breaking exhibition created with over 1 million LEGO® pieces, and features twenty-seven animal and flora sculptures built with LEGO® bricks!

Holiday Greetings, Written by Susie Bitner

I heard you say on Christmas Day,
“Joy! Peace to one and all!”
And ‘round the tree you danced with glee
Till from your hair did fall

A ribbon of the deepest red -
A Christmas red, we both averred -
And so we plucked I from the snow
And gave it to a passing bird.

“Oh, thank you! Thank you!” she replied;
“A garland for my nest,
To say today’s special day -
One different from the rest.”

Away she flew, the crimson trim
Rippling ‘round her feet,
And wove it so that all could see
Her décor from the street.

A very Merry Christmas to
All birds with snowy berth
Whose voices ring in caroling
Of peace to men on Earth!

Buyers are Motivated: people who are focused on purchasing a home, instead of holiday parties are serious, motivated home buyers.  They need to make a move, and typically they want to secure a home before the beginning of the New Year.

This means there is less competition on the market that you need to worry about. There is plenty of talk about the possible rise in interest rates since the election in November, and many homeowners may be considering cashing in their equity for remodeling costs – instead of opting to move up into a newer home. If interest rates do in fact go up, the choice to stay put and make improvements may seem to make more financial sense. But which home improvements should you make?

Future salability should be taken into consideration before you invest money in home renovations. Even if you plan to stay in the home for a long period of time, it is a wise idea to protect your property values by making home improvements that will increase your home’s value and future salability.  

The kitchen is often the most important room in the eyes of a potential buyer, however it can be the most expensive and time consuming renovation. As a general rule, kitchen improvement costs that range between 6-10 percent of the total value of the property should see the highest return on investment. Or in other words, putting your money into updating the kitchen is a good idea when it comes to maximizing your future selling possibilities.

Other home improvement projects that offer a good return on investment include replacing the front door, updating lighting, new flooring, and upgrading the bathrooms.

RE/MAX National Housing Report for November

RE/MAX National Housing Report for November

According to the RE/MAX National Housing Report for November, Phoenix saw a +12.2% increase in property values. Despite a slight decrease in the number of transactions, this October is the second best in the history of the National Housing Report.  

“Although October sales weren’t quite as robust as what we've tracked so far in 2016, it's only the second month this year that didn’t exceed the strong levels set in 2015. But finishing just 1 percent below October 2015 sales is still a very solid performance,” said Dave Liniger, RE/MAX CEO, Chairman of the Board and Co-Founder. “It’s the 13th consecutive month of double-digit decline in inventory year-over-year, and that appears to have pushed prices up in all but one market.”
