Midtown District Revitalization, Glendale, Arizona 

Last week, a report was unveiled by the Glendale City Counsel with plans to revitalize the Midtown District.

Urban Land Institute’s study funded by a grant, focuses primarily on what is known as the Midtown District, which runs along the Glendale Avenue corridor bounded by 43rd and 51st Avenues and Myrtle Avenue and Ocotillo Road.

Midtown District revitalization recommendations include:

  • Create a one-stop, business advocacy liaison in City Hall
  • Invest in downtown with branding and beautification
  • Activate underused properties with temporary uses and pop-ups
  • Focus on smaller, signature schools
  • Encourage neighborhood-oriented schools and joint-use policies
  • Leverage state and federal housing programs
  • Support business incubators and co-working spaces
  • Facility land assembly now
  • Stabilize underlying neighborhood conditions such as perceived safety issues and blight

Although the Midtown District is ripe for revitalization it has its challenges such as low-performing schools and a lack of a consistent vision by policymakers. Another drawback is the uncertainty if light rail will come, which is keeping landowners and developers from moving forward with developing vacant lots and filling empty buildings. 

However, on the upside Glendale’s Midtown District offers a competitive rent structure, and lower rents for start-up businesses. Downtown Glendale, Arizona has a variety of strengths, historic assets and availability of city-owned land. March 2017 RE/MAX National Housing Report

February home prices reached a new high as steady demand combined with record low inventory drove prices up, according to the March 2017 RE/MAX National Housing Report that surveys fifty-three metro areas every month.

Last month saw a negligible decline in home sales from February 2016, which posted the most sales in the nine-year history of the report. Less than half of the markets experienced an increase in sales year-over-year. Meanwhile, active inventory reached a record low for February, dropping 17.9 percent year-over-year. This marks the 100th consecutive month of year-over-year declines dating back to October 2008. As a result, the Median Sales Price of $212,000 – another February record – was up six percent year-over-year. This is the eleventh consecutive month of year-over-year price increases.

“Inventory, not the rise in interest rates, remains the principal constraint on home sales,” said Dave Liniger, RE/MAX CEO, Chairman of the Board and Co-Founder. “The resale market is driven dramatically by the availability of new homes. Most U.S. markets have a high demand for new home construction, and although it’s good to see housing starts trending upward, we still need more.”

The average Days on Market for homes sold in February 2017 was sixty-eight, up two days from the average in January 2017, but down seven days from the February 2016 average. Days on Market is the number of days between when a home is first listed in an MLS and a sales contract is signed.

St. Patrick’s Day is just around the corner and if you’re feeling lucky you’ll definitely want to check out the Kiss Me I’m Irish Walk/Run on St. Patrick’s Day weekend. Hundreds of participants dressed in green will be participating in either a 17K, 8K, 4K, or 1K Walk/Run on Saturday March 18th at 6:00 a.m. at the Westgate Entertainment District located at 6751 N Sunset Blvd, Unit 333, Glendale.

This great event is for a great cause of bringing awareness to prostate cancer. Perfect for all ages to either walk or run. Leashed pets are welcome and all finishers receive a medal. There are also special “shamrock” prizes for best costumes for people and their pets so come out dressed in your best Irish greens. Not only is there an Irish K for kids but there will also be live Irish music and dancing and food and drinks for all.

The average conventional 30-year fixed rate mortgage started March at 4.16 percent, according to Freddie Mac's Primary Mortgage Market Survey (PMMS). The 15-year 

was clocked at 3.

37 percent, and the 5-year adjustable rate mortgage -- which will become more popular as rates rise -- dropped to 3.16 percent. If you’re thinking about refinancing your home, here are a few home refinancing hacks you need to know.

  • Calculate your savings: Before you refinance your home, you have to determine whether or not it will save you money. It’s best to calculate whether a new home loan will save you money based on the time left to pay off your old loan and whether or not you’ll have lower more manageable monthly payments.

 

  • Be prepared: Refinancing your mortgage requires a lot of paperwork. Gather your essential documents such as proof of income, tax returns, bank statements and more and keep them all organized together or scanned in a safe online folder. Missing documents will only slow down the refinancing process so the more organized you are, the better.

 

  • Perfect your credit: Your credit score plays a huge part in determining what rate you get on your new loan. Before you even apply for refinancing, get a free copy of your credit report and confirm there are no errors that could prevent you from getting the lowest rate possible. Any discrepancies should be addressed as soon as possible before applying and be sure they’ve been cleared up before moving forward.
