Home Sales Cooler Than Typical Spring Season

The brisk start to the 2017 home-selling season slowed down in April with home sales dropping 4.1 percent below March and 4.5 percent below the previous April, according to this month’s RE/MAX National Housing Report.

More than three quarters of the report’s fifty-three metro areas saw April home sales decline year-over-year. By contrast, March posted a 6.6 percent year-over-year spike in sales. Even so, April saw homes sell for more than they did in March in 81 percent of the markets, while 92 percent of the markets saw higher year-over-year sale prices.

Yet the narrative of the ever-tightening inventory coupled with increased prices persisted, as the fifty-three metro area report saw the trends of a seller’s market continuing:

  • The average number of Days on Market declined for the third consecutive month and April’s fifty-seven days set a new low for April in the report’s nine-year history.
  • The Median Sales Price of $226,000 was the highest price for any April and marked the 13th consecutive month of year-over-year price increases.
  • Months Supply of Inventory, which dropped below three months in March for the first time in the report’s history, was 2.8. A months supply of less than 6.0 is considered a seller’s market.
  • Inventory was down 17.6 percent from April 2016.

“We may be seeing some frustration from buyers,” said Dave Liniger, RE/MAX CEO, Chairman of the Board and Co-Founder“Inventory is tighter than ever, while strong demand keeps driving up home prices. At the same time, many potential sellers may also be reluctant to list their homes because the tight inventory might impact them as buyers. Home buyers and sellers will need to work with experienced real estate agents to navigate this tough market.”

Summer is just around the corner and with the rising temperatures comes outdoor grilling, ice cold drinks and lounging by the pool. Arizona is called the Valley of the Sun for a reason and more often than not, people of all ages choose the pool as the perfect way to enjoy Arizona summers. However with the increase of pool use comes the increase of accidental drownings. Here are 3 pool safety tips for the summer to remember.

1.) Always use approved personal flotation devices around pools and lakes. (life jackets).

2.) All gate locks and latches should be checked regularly to insure they are working properly and adhere to Arizona residential pool codes and standards. Also, a gate should never be left propped open.

3.) All residential pool owners should attend water rescue and CPR/CCR classes. Otherwise CPR/CCR instructions and the 911 emergency number (or local emergency number) should be posted in the pool area.

Water play is fun, but water safety is serious business and should be a high priority Following these 3 pool safety tips for the summer can keep your outdoor activities fun, and your friends and family safe for many summers to come.

Today is Mother’s Day and if you’re looking to give the best Mother’s Day gift ever, why not surprise her by making some easy home repairs around the house that she’ll love.  Whether you’re crafty, handy, or just know someone who is, here are the top 5 Gifts for your mom and her home.  

1.) Instead of flowers: Plant her a garden. Not only can she have the beauty of an assortment of flowers, but she’ll have something that will last a lot longer than a vase of flowers. Potted plants in a decorative pot will do, or you can really blow her mind and line her walkway with bright, beautiful buds she’ll love.

2.) Instead of mailing a card: Fix her mailbox. If your mom has been in her house for a while and has a rusty old mailbox with her house numbers rubbing off, why not replace her mailbox with a nice new one? Go traditional and clean or if there’s no HOA regulations go vintage and fun with something silly she might enjoy like a funky novelty mailbox.

3.) Instead of a jewelry box: Put up some shelves and make her a nice place to hang and display her jewelry too. People have used anything from coat hangers to corkboard to craft a functional and decorative place to store stuff, especially trinkets. Need ideas? Pinterest is chalked full of inspiration.

4.) Instead of a basket of spa stuff: Revamp her bathroom with spa like goodies. Get her fluffy new Egyptian cotton towels, fresh accessories, and as a bonus make that basket of spa lotions and potions the center piece for a newly refreshed bathroom.

5.) Instead of art: What mom doesn’t love family photos? Hit up her favorite shop or a fun second hand store for some unique antique frames and put your favorite family memories in them. Or see if she has a stash of old photos that need to be retouched, get them refinished and frame a few. Bonus points if you hang them up for her.

True or false: It’s a well-known fact that buying is better than renting. False. Renting a home versus buying a home is best determined by how long you want to live where you are, your personal goals and your finances. This is just one of many home buying myths that people have believed for years, even if they’ve purchased a home before. Because buying a home is one of the biggest emotional and financial investments you’ll ever make, it pays to know the truth from the myths. Here are the top 3 home buying myths busted.

 

MYTH #1: You don’t need a licensed real estate agent.

Managing the real estate investment process on your own is not easily accomplished and can end up costing you more if you don’t know what you’re doing. REALTORS® are experienced in a way the average homebuyer isn't when it comes to negotiations. More specifically, they can perform a comparative market analysis and set up showings, home inspections, and appraisals.

Myth #2: You always need a twenty percent down payment

Depending on your qualifying loan, your down payment can be as little as 3.5 percent, which is the rate for an FHA or even 0 percent down for a VA loan. A down payment assistance program may also be an option for Arizona home buyers.

Myth#3: A 30-year fixed mortgage is always the best deal.

If you plan to keep your home for that long then a 30-year fixed mortgage will likely be the best choice for you. However, if you only intend to keep the home for five to seven years, a fixed rate for seven years could be more appropriate. The longer you fix the rate, the higher your interest rate will be so you could be paying a higher rate for nothing if you don’t plan accordingly.
