3 Home Inspection Red Flags You Don’t Want to Miss

One of the most crucial steps of closing on your new home is having the property inspected by a home inspector. It’s in your best interest to make sure there’s a licensed and qualified home inspector inspecting your property, because it’s very easy to miss items that need more attention than just a quick glance can provide. Here are 3 home inspection red flags you don’t want to miss.

1) Beneath the surfaces: Many home inspectors only look for evidence of wear or damage on the surface of floors and walls. However, under the carpet and behind walls are the top places where strong odors, molds, and stains lurk. But eventually odors and stains can rise from under the carpet and stain the surface and mold hidden in the walls can cause serious respiratory problems. If you are inspecting an older home or just have concerns in general about mold or damaging stains, be sure to address your concerns so the inspector can take a closer look and help give you peace of mind.

2.) Ventilation: HVAC systems are one of the top problems that are missed by home inspectors. Often the inspector will only turn on the HVAC system that applies to current weather conditions but neglects to evaluate the other system. Some home inspectors lack HVAC knowledge and will include disclaimers on the home inspection forms. If you have concerns about the heating or air conditioning system in the home you’re interested in purchasing, don’t be afraid to look into a qualified HVAC contractor for a more thorough evaluation.

3.) Working Appliances: Many home inspectors can overlook testing major appliances to make sure they’re in good working order. An inspector should run all major appliances through one or two cycles to makes sure everything is in order. This includes the washer and dryer, refrigerator, oven, etc. If you have some doubts about an appliance, don’t be afraid to ask questions or request an additional cycle be run.

July 2017 RE/MAX National Housing Report

Halfway through 2017, the U.S. housing market is on pace for another record year as four of the last six months have topped same month sales from 2016, according to the July 2017 RE/MAX National Housing Report. June home sales were 1.4 percent higher than June 2016, which was previously the month with the most home sales in the nine-year history of the report.

The combination of increased sales and a record low inventory that slipped further to 2.8 months resulted in higher sales prices. June’s median sales price of $245,000, up 7.5 percent over last June, also set a RE/MAX National Housing report record. In fact, prices increased in fifty of the report’s fifty-three markets. The average number of Days on Market dropped to a report-record low of forty-seven, while inventory dropped year-over-year in eighty-seven percent of the markets. The June 2017 average Days on Market was 47, the lowest Days on Market in the history of the report.

“Sellers continue to benefit from limited inventory, getting top-dollar for their homes, and as a result, overall sales are at a record high,” said Adam Contos, RE/MAX Co-CEO. “But buyers shouldn’t be discouraged. Mortgage rates are still relatively low and the market may be taking a positive turn, albeit subtle, as recent Labor Department data showed a decline in open construction jobs which could mean more workers focused on new home builds.”

The average Days on Market for homes sold in June 2017 was forty-seven, down four days from the average in May 2017, and down seven days from the June 2016 average. Since 1992, RE/MAX agents and brokers have invested in the well-being of their local communities by raising more than $150 million for 170 CMN Hospitals. That’s why we are excited to announce that the Regal Team will be participating in our third annual “Month of Miracles” throughout the month of August. This is a month-long fundraising event is designed to raise much-need money to support our local Phoenix Children’s Hospital as well as raise awareness in our community.

“Children’s hospitals depend on local donations — like those from RE/MAX agents participating in Miracle Home and Miracle Property programs — to provide the top-of-class care kids deserve,” said John Lauck, president and CEO of Children’s Miracle Network Hospitals. “On behalf of the millions of families impacted by RE/MAX donations, we appreciate each agent’s efforts and thank them for truly making miracles happen in their communities all year long.”

In 2016, RE/MAX Affiliates in the U.S. and Canada donated over $10 million to 170 Children’s Miracle Network Hospitals through the Miracle Home and Miracle Property programs. Here at RE/MAX Professionals, my team and our agents donated over $40,000 to our local Phoenix Children’s Hospital last year. We were recognized by RE/MAX LLC for being the highest contributing office in the Southwest Region (Arizona, Nevada and New Mexico) to the Children’s Miracle Network, and our local Phoenix Children's Hospital!

Each donation helps fund pediatric medical equipment, treatments, charitable care and other healthcare services for local CMN hospitals. As the contributions continue to grow, we are able to aid a larger number of sick and injured children – which is something we take great pride in being able to do for our community.

June 2017 RE/MAX National Housing Report

After a brief dip in April home sales, the U.S. housing market returned to seasonally high sales in May, increasing 20.6 percent from the previous month and 4.3 percent from May 2016, according to the June RE/MAX National Housing Report. In fact, it was the strongest May in terms of home sales in the nine-year history of the report.

“In May, we saw an uptick of both loan applications and home sales, which is encouraging in terms of more people getting into the market for homes,” said Adam Contos, RE/MAX Co-CEO. “We don’t expect that the Federal Reserve’s announcement on Wednesday to raise interest rates a quarter of a point will greatly affect the market’s momentum. But housing demand only intensifies the tug-of-war with tight inventories driving prices up.”

In addition, the average number of Days on Market dropped to a record low of fifty-one, consistent with the Months Supply of Inventory shrinking to 2.6 months – both records for the report. Of the fifty-three metro areas surveyed in May 2017, the overall average number of home sales increased 4.3 percent compared to May 2016. Thirty-nine of the fifty-three metro areas experienced an increase in sales year-over-year.
