With the recent news of the three largest credit-reporting firms – Equifax, Experian, and TransUnion –overhauling their reporting and error resolution practices more potential homebuyers are working on dusting off their credit reports to obtain financing for a home loan. Many of these new credit reporting changes will be implemented on a national basis roughly over the next three years. So here are the top 5 tips to boost your credit score for buying a home.

  1. Don’t close your credit card accounts, because then you’ll be using a higher percentage of your overall credit limit.
  2. Pay off the balance of your high interest rate credit cards and hide the card from yourself to avoid the temptation to use it.
  3. If you have any collections or judgments against you, pay them off as quickly as possible.
  4. Pay all your bills on time by utilizing payment reminders or automatic bill pay options.
  5. Try to reduce your credit card debt to twenty-five percent or less of your credit line on each card.

August 2017 RE/MAX National Housing Report

August 2017 RE/MAX National Housing Report

While July home sales decreased slightly, homes sold at a faster rate than any month in nearly a decade, according to the August RE/MAX National Housing Report that analyzes housing data in fifty-four metro areas. July home sales declined 0.8 percent year-over-year, and the Median Sales Price of $239,950 – while slightly lower than June’s – was 7.4 percent higher year-over-year. Homes sold quickly in July, with an average forty-five Days on Market, a record low for the report.

Other notable numbers from this month’s RE/MAX National Housing Report include:

  • Sales increased in nineteen metro areas even as home sales declined 0.8 percent compared to July 2016.
  • The Median Sales Price of $239,950 was the highest for any July in the nine-year history of the report.
  • Inventory dropped 14.1 percent year-over-year, with forty-six metro areas seeing fewer homes for sale or remaining unchanged. Year-over-year, inventory has declined every month since November 2008.
  • Months Supply of Inventory hovered at 3.1 months, a new July low in the report. 

“After a jump in home sales in May and June, it’s not unusual to see a dip in sales in July,” said Adam Contos, RE/MAX Co-CEO. “This summertime slowdown is a national trend that we sometimes see this time of year, even though this month’s decrease was razor thin. Low inventory continues to constrain the market. Successful buyers will have to be prepped and ready to act fast to purchase listings that, on average, are selling in record time.”

Top 3 Monsoon Safety Tips

The weekend got off to a stormy start as monsoon moisture returned to the Valley early Saturday, but clear skies are forecast to make a swift return.  Morning showers and thunderstorms dropped up to an inch of rain in the city of Maricopa, prompting the National Weather Service to issue a flood advisory for parts of Maricopa and Pinal counties. Those storms also ushered in gusty predawn winds.

Most of those storms had dissipated by 7:30 a.m., though a slight chance of storms remains in the forecast for the Phoenix area through the weekend.  Since the end of summer is approaching as quickly as summer storms, it’s essential to remember and share these important these top 3 monsoon safety tips with your friends, family and loved ones.

1.) Plan Ahead

Plan ahead by watching the current weather forecasts on TV, the internet or the radio for weather updates before you even leave the house. Also, make sure the severe weather notifications are enabled in your cellphone settings so as to receive warnings when you’re unable to access this information while you travel.

2.) Watch for Dust Storm

Straight lines winds in any thunderstorm can lift huge clouds of dust and reduce visibilities to near zero in seconds, which can quickly result in deadly, multi-vehicle accidents on roadways. If you encounter a dust storm (also known as a haboob), and cannot avoid driving into it then pull off the road as far as you can safely do so. Turn off your headlights and taillights. Put your vehicle in "PARK," and/or engage your parking brake. Stay where you are until the dust storm passes.

3.) Practice Lightening Safety

If you can hear thunder, you are close enough to be struck by lightning. So when thunder roars, go indoors. While indoors, unplug expensive electronics as soon as possible and avoid corded phones as lightening traveling through telephone wires can kill you.

Can you believe it’s nearly time to go back to school? The summer is winding down and school is right around the corner. Rather than sob about early rising times and school supply shopping, embrace the season with these top 5 back-to-school hacks for the new school year.

1.) Use savings apps: Coupon apps like RetailMeNot, Mr. Rebates, and Ebates apps list the deals that stores currently offer —all from the convenience of your phone. No matter where you’re shopping, you can search for deals through the apps and even get a percentage back on your purchases.

2.) Distance your alarm: If you or your kids have trouble waking up when the alarm goes off, add some distance between them and the snooze button. Keeping the alarm across the room forces you to get up to shut if off, making it harder to fall back asleep. Using your phone as your alarm? Download an app that requires you to enter a special code or swipe code in order to shut it off. If forces your brain to think and help keeps you from dozing off.

3.) Break in new shoes faster: It happens to everyone. Kids love the new shoes in the store but by the time they get home they barely fit anymore. Thankfully, there’s a hack for that. Have your child put on thick socks and then stuff their feet into the shoe. Then, use a hair dryer to blow hot air onto the shoe. The shoes will be broken-in in no time.

4.) Keep lunches fresher: Is your child brown bagging lunch? Keep lunches fresher by using a frozen wet sponge instead of icepacks. The sponge absorbs liquids which might soak the lunch contents thanks to condensation and it won’t leak while in the lunch box. No more soggy sandwiches!

5.) Set up a central staging area: The notoriously missing shoe, backpack, or textbook…it always happens. By choosing a clutter-free area of the house as a central housing hub for all things school-related, including lunches and more, you will save yourself precious time and frustration in the mornings.
