With the various types of roofs in the Phoenix area, there are several things to look for during an inspection. A roof inspection is a way of determining the level of wear and tear on a roof, how much life it has left in it, and if there is a need for repair currently or soon in the future. Roof inspections involve looking for signs that indicate the wear on shingles and other roofing materials. A roof inspector does not need to remove any part of your roof.

Electrical panels are boxes that house circuit breakers, which are safety devices that stop the electrical current if it exceeds the safe level for some portion of the home electrical system. Many people, even experienced electricians, have been killed or seriously injured while opening electrical panels. Inspectors must be aware that all forms of electrical inspections, especially electrical panel inspections, are inherently dangerous.

3 Home Inspection Red Flags You Don’t Want to Miss

One of the most crucial steps of closing on your new home is having the property inspected by a home inspector. It’s in your best interest to make sure there’s a licensed and qualified home inspector inspecting your property, because it’s very easy to miss items that need more attention than just a quick glance can provide. Here are 3 home inspection red flags you don’t want to miss.

1) Beneath the surfaces: Many home inspectors only look for evidence of wear or damage on the surface of floors and walls. However, under the carpet and behind walls are the top places where strong odors, molds, and stains lurk. But eventually odors and stains can rise from under the carpet and stain the surface and mold hidden in the walls can cause serious respiratory problems. If you are inspecting an older home or just have concerns in general about mold or damaging stains, be sure to address your concerns so the inspector can take a closer look and help give you peace of mind.

2.) Ventilation: HVAC systems are one of the top problems that are missed by home inspectors. Often the inspector will only turn on the HVAC system that applies to current weather conditions but neglects to evaluate the other system. Some home inspectors lack HVAC knowledge and will include disclaimers on the home inspection forms. If you have concerns about the heating or air conditioning system in the home you’re interested in purchasing, don’t be afraid to look into a qualified HVAC contractor for a more thorough evaluation.

3.) Working Appliances: Many home inspectors can overlook testing major appliances to make sure they’re in good working order. An inspector should run all major appliances through one or two cycles to makes sure everything is in order. This includes the washer and dryer, refrigerator, oven, etc. If you have some doubts about an appliance, don’t be afraid to ask questions or request an additional cycle be run.

When you buy a new home, please be sure not to rush through the home inspection process in the excitement to close quickly. Keeping an eye out for these 3 home inspection red flags can help save you a lot of trouble down the road.
