5 Tips to Will Help Your Successfully Buy a Home

by Melissa Dierks

5 Tips to Will Help Your Successfully Buy a Home

If your New Year’s resolutions include buying a home in 2019, there are a few things you should know before you hit the streets. Here are five tips to help you successfully buy a home.

  1. Have a plan: Do your research and homework before you go into the market place to shop for a home. Pull your credit report, review your finances and make a list of requirements you need in your home. Research areas, schools, builders, square footage and floor plan options. Having a plan will help you stay on track with the goal of buying a home.

  2. Know your budget: After you have reviewed your finances and your credit report, it is a must that you speak to a qualified loan officer – unless you plan to pay cash. Getting approved for your home loan first, will help you set a budget that you can search within. You would not want to fall in love with a house that is out of your affordable price range nor would you want to make an offer on a home you could not qualify to buy.

  3. Save for your down payment: We’ve all heard the saying, “Cash is King” – if you need a home loan, being approved with a reputable mortgage company and having a strong down payment, will increase your negotiating ability. A larger down payment is favorable for both the seller and the mortgage company. An FHA loan requires a borrower to have at least 3.5 percent for a down payment, while conventional loans maybe 5 to 20 percent down. The more money you have saved for a down payment, the stronger your negotiating power.

  4. Minimize your demands: In our demanding inventory conditions today, home buyers need to practice the other F word – flexibility. When making an offer, try to minimize your demands or contingencies. Be flexible with your closing date for example – the more you are willing to work with the seller, the better your chances are for getting your offer accepted.

  5. Tell your story: If you are faced with a multiple offer situation, adding a personal touch might be what sets you apart from the others. If possible, try to meet the seller. A face with a name will build a rapport. You may also consider writing a letter to the seller; explain why you want to purchase their home or why they should accept your offer. If possible, ask your agent to present your offer and letter in person to the seller.

It’s a great time to become a homeowner in the Valley of the Sun – if you or anyone you know is looking to successfully buy a home in 2019, please give us a call today!

3 Easy New Year’s Resolutions for your Home

by Melissa Dierks

3 Easy New Year’s Resolutions for your Home

It’s the time of year when everyone reflects on the past year and creates a list of New Year’s resolutions. The most popular resolutions are typically: to lose weight, to save money, to spend more time with family, but how often do we include New Year’s resolutions for our home? As your sanctuary, doing things to make your home more peaceful and stress free is a resolution that can help improve the quality of your life all year round. Here are 3 simple New Year’s resolutions for your home that you can actually stick to!

1.) Safety Check: The New Year is the perfect time to do a safety check around your house to make sure there aren’t any hazards that could harm you or your guests. That includes making long overdue repairs (pipes leaking water on the floor mean slipping hazards so don’t delay!), checking your house for radon, carbon monoxide, and replacing the batteries in your smoke detectors.

2.) Pare Down: With all the excess of gifts over the holidays, you may have found that more things came into your home than out. But in the spirit of cutting clutter, set up an “out with the old, in with the new” system. Every time something new comes in, something old goes out. That counts for everything, from books to clothes to gadgets. The more stuff that comes in, the more stuff that accumulates and needs to be organized. Go room-by-room eliminating anything old that you don’t use or absolutely love and donate it to a worthy charity. Less mess means less stress!

3.) Store More: We’ve all heard the term “a place for everything and everything in its place.” The same simple principle we tell our children in regard to putting their toys away should apply to us adults as well! Creating designated storage space for messy mayhem makers like mail, cords, and shoes can help keep the “unsightlies” out of sight and give you a place to stash stuff easily. There are literally hundreds of creative storage options from behind the door hangers to under the bed storage bins to vertical shelving corner niches. Thinking outside the box and repurposing one storage item to serve the needs of another is a life saver. Over the door shoe organizers can do more than hold shoes. They make handy holders for everything from jewelry and makeup and more in a bathroom.

Regardless of what your resolutions are for the New Year, don’t forget to include your home in your planning process. Have a wonderful Happy New Year!

RE/MAX National Housing Report November 2018

by Melissa Dierks

RE/MAX National Housing Report November 2018

Years of shrinking inventory gave way in November to a second consecutive month of year-over-year growth in the number of homes for sale, according to the RE/MAX National Housing Report. The apparent reason: Home sales declined for the fourth consecutive month when compared to the same months in 2017. Even so, home prices remained strong.

Across the 53 metro areas surveyed, inventory rose 3.0 percent – the highest monthly year-over-year gain in the 10-year history of the report, following October’s 1.0 percent increase that ended a streak of 119 months of year-over-year declines dating back to November 2008. The Months Supply of Inventory rose to 3.9, the highest for any month since 4.2 in December 2016.

November home sales, meanwhile, declined 6.9 percent, which was the second-largest year-over-year decline of 2018 and the biggest year-over-year sales decline for November in five years. This year only April and July sales exceeded 2017 totals for the corresponding months.

“The road to market normalization can be bumpy,” said RE/MAX CEO Adam Contos. “It’s good to see the small uptick in inventory, and the drop in November sales isn’t too surprising – given the recent trends, the mid-term elections, and the earlier-than-usual Thanksgiving holiday. As we near year-end, three main themes appear clear – buyers are grappling with affordability issues and tight inventory; sellers are unsure how to react to the cooling market; and homes priced properly are still selling rather quickly. All three underscore the fact that the guidance of a professional agent is even more critical in times like these.”

November’s Median Sales Price of $235,000 was 4.0 percent higher than November 2017 and was the highest November price in the report’s history. It marked the 32nd consecutive month of year over-year price increases. Comparing the first 11 months of 2018 to 2017, home prices are up 6.0 percent. Even with declining sales, homes sold at record speed for November. Homes spent an average of 51 Days on Market, compared to the previous November low of 54 days set last year.

Top 3 Safety Hacks for Holiday Shopping

by Melissa Dierks

Top 3 Safety Hacks for Holiday Shopping

According to the Arizona Division of Public Safety report, November has the highest rate of "pick pocketing" of any month of the year, while shoplifting crimes are highest in December. That being said, here are the top 3 safety hacks for holiday shopping.

  1. Stay alert to your surroundings when you’re out and about shopping. Thieves typically target people who look lost in thought or are struggling to carry shopping bags and seem distracted so avoid overloading yourself with packages. It is important to have clear visibility and freedom of motion to avoid mishaps.
  2. Never leave packages or valuables on the seat of your car. This creates a temptation for thieves. If you must leave something in the car, lock it in the trunk or put it out of sight.
  3. Obviously if you’re traveling and away from home over the holidays you should lock your doors and windows. But also take additional precautions by having a neighbor or family member watch your house and pick up your newspapers and mail. Want an extra level of safety? Leave your lights on an automatic timer.

You can never be too safe while you’re shopping for the season, and you can’t afford to be careless. Please share these tips with your loved ones and shop safe this holiday season. The Regal Team Home Inspection Series 4- Roof

by Melissa Dierks

The Regal Team Home Inspection Series 4- Roof

The Regal Team is excited to present part five of our five-part series on residential home inspection. Hear from a licensed home inspector on the various things they are looking for when it comes to inspecting your home.

With the various types of roofs in the Phoenix area, there are several things to look for during an inspection. A roof inspection is a way of determining the level of wear and tear on a roof, how much life it has left in it, and if there is a need for repair currently or soon in the future. Roof inspections involve looking for signs that indicate the wear on shingles and other roofing materials. A roof inspector does not need to remove any part of your roof.

In this episode, Kris Hauser with Insight Real Estate Inspection Service shares his expertise that will help you have a better understanding of our roofs here in the Valley of the Sun!

Kris can be contacted at (623)594-8131 or (623)297-1584 for additional questions you may have related to home inspection services. We hope this interview between Kris Houser with Insight Real Estate Inspection Service and Robert Dierks with The Regal Team will enlighten you a little more on what you need to know about inspecting your roof.

Putting the Thanks in Thanksgiving

All in a Word - By Aileen Fisher

T for time to be together, turkey, talk, and tangy weather.

H for harvest stored away, home, and hearth, and holiday.

A for autumn's frosty art, and abundance in the heart.

N for neighbors, and November, nice things, new things to remember.

K for kitchen, kettles' croon, kith and kin expected soon.

S for sizzles, sights, and sounds, and something special that abounds.

That spells ~~~THANKS---for joy in living and a jolly good Thanksgiving.

We hope the spirit of gratitude enriches your heart on Thanksgiving Day and every day after. From the Regal Team family to yours, Have a safe and Happy Thanksgiving! – Melissa and Bob

RE/MAX National Housing Report for October 2018

by Melissa Dierks

RE/MAX National Housing Report for October 2018

The third consecutive month of lower year-over-year home sales in October contributed to the first year-over-year inventory increase in a decade according to the RE/MAX National Housing Report for October 2018. Meanwhile, the Median Sales Price recorded one of its lowest increases of 2018.

The RE/MAX National Housing Report for October saw sales decline 4.6 percent from a year ago – compared to sales drops of 11.6 percent in September and 1.1 percent in August – and was the eighth month of 2018 to record lower sales than 2017.

As a result, inventory is slowly being replenished, with the number of homes for sale in October increasing 1.0 percent over October 2017. October 2018 was the first month to show a year-over-year increase in inventory since October 2008 when two and a half times as many homes were for sale. The Months Supply of Inventory is now 3.5, compared to 3.3 a year ago.

“The market continues to move toward equilibrium. The modest inventory increase is a much welcome sign for buyers,” said RE/MAX CEO Adam Contos. “Although home sales were down year-over-year, it’s encouraging to see the magnitude of the decline decrease from the sharp drop we witnessed in September. The trend of easing price increases remains and that’s also a positive.”

October’s Median Sales Price of $236,000 marked the 31st consecutive month of year-over-year price increases and was the highest October price in the 10-year history of the report. Even so, the 4.9 percent gain was the third-lowest year-over-year growth of 2018.

Days on Market of 48 was an October record for fewest days and compares to 51 days in October 2017.

“The imbalance that has defined this market for so long continues to moderate,” said Contos. “However, it will take some time to recalibrate. Rising prices and interest rates and tight inventory levels continue. Buyer and seller expectations still appear to be a bit mismatched suggesting a choppy market remains in place.”

The Regal Team Home Inspection Series 3- Electrical Panel

by Melissa Dierks

The Regal Team Home Inspection Series 3- Electrical Panel

The Regal Team is excited to present part three of our five-part series on residential home inspection. Hear from a licensed home inspector on the various things they are looking for when it comes to inspecting your home.

Electrical panels are boxes that house circuit breakers, which are safety devices that stop the electrical current if it exceeds the safe level for some portion of the home electrical system. Many people, even experienced electricians, have been killed or seriously injured while opening electrical panels. Inspectors must be aware that all forms of electrical inspections, especially electrical panel inspections, are inherently dangerous.

In this episode, Kris Houser with Insight Real Estate Inspection Service explains to our very own Robert Dierks what they are looking for specific to the electrical panel. There is a lot more than just "breakers" when it comes to this area of the home.

Kris can be contacted at (623)594-8131 or (623)297-1584 for additional questions you may have related to home inspection services. We hope this interview between Kris Houser with Insight Real Estate Inspection Service and Robert Dierks with The Regal Team will enlighten you a little more on what you need to know about your electrical panel.
